Smart TVs, ceiling fans, and high-speed Wi-Fi are available in all bedrooms. Fresh hotel-quality bed and bath linens are provided, along with a welcome tray with snacks and Keurig K-Cups. This property is pet-friendly, with fees applying based on the length of stay: $25 per pet, per night for 1-6 nights, $15 per pet, per night for 7-28 nights, and $10 per pet, per night for 29+ nights. Children are welcome. All utilities, internet, lawn care, and pest control are included with your stay. This is a non-smoking property, and any evidence of smoking or vaping indoors or outdoors will incur a $400 housekeeping expense. Events are not permitted. Parties are prohibited, and external CCTV and sound sensors will be activated for prolonged noise disturbances. An additional fee of $25 per extra person, per night will apply for guests exceeding the property's bed count. Checkout is at 10 am unless approved in advance. A $50 cleaner trip fee will apply if the cleaning team arrives and cannot access the property due to a delayed checkout. Early check-in and late check-out are subject to availability and incur an additional fee of $20 for every hour before or after standard times. A 15-minute grace period after 10 am checkout is allowed, after which a $25 fee ensues every 15 minutes. If you need to check-in before 4 pm or check-out after 10 am, the additional night must be booked. A mid-stay clean is required for stays of 4060 nights, and a deep clean is required for stays over 60 nights. Tampering with electronic monitoring devices is prohibited. The unlimited internet plan includes 1.2TB per month; exceeding this limit may impact speeds. No refunds are issued for internet outages or slow speeds. The property utilizes a septic tank; only flush toilet paper. Trash must be bagged and placed in the garbage bin, which should be rolled to the end of the road Thursday nights for Friday morning pickup. Failure to set trash out for scheduled pickup incurs a fee. In the event of system failures, neither the property owner nor management is liable for damages, and no refunds will be given, though efforts will be made to repair or replace the failed system. Management is not liable for unforeseen occurrences such as weather conditions, natural disasters, pests, construction, or acts of God. Travel and/or rental insurance is highly recommended. Guest personal property is not insured by the owner. The guest agrees to indemnify, defend, and hold harmless the owner and management from all claims, disputes, litigation, judgments, costs, and attorney fees resulting from loss, damage, or injury. All payments are nonrefundable; cancellations made more than 24 hours after booking confirmation and at least 24 hours before check-in will be refunded minus applicable fees. Cancellations made within 24 hours of booking confirmation or within 24 hours of check-in will result in forfeiture of all payments. Standard transaction and processing fees are non-refundable. A surcharge will be applied to cover additional card-processing and administrative costs for refunds. Trained service animals are exempt from pet fees. Emotional Support Animals are considered pets for booking and fee purposes. High-speed Wi-Fi is available throughout the home, making it suitable for remote work. The grill is available for use. Guests are responsible for any damage to the rental property caused by them or their party during their stay.
