Lease terms

Lease Duration 12-month lease, with the option to continue month-to-month after it ends (with proper notice). Monthly Rent $2,500/month, due on the 1st. Late payments are subject to a 5% fee. Move-In Costs $4,800 total to move in (first month's rent + security deposit). Security Deposit Held during the lease and returned after move-out if the unit is left in good condition. Cannot be used for last month's rent. Utilities Tenant pays gas and electricity. Landlord covers water, sewer, and trash. Parking Off-street parking included for up to 2 vehicles. Laundry & Appliances Washer and dryer included. Refrigerator, stove, and microwave provided. Credit Requirement Preferred credit score around 580+. Occupancy & Guests Only approved tenants can live in the unit. Long-term guests must be approved, and unauthorized occupants may result in added rent. Smoking No smoking inside the unit or common areas. Maintenance Responsibilities Tenants are responsible for keeping the unit clean and handling minor issues (like clogs or upkeep). Damage caused by misuse will be charged. Rules & Policies No subletting without approval Trash must be properly handled Backyard must be kept clean Quarterly inspections may occur Move-Out Notice 60 days notice required before vacating.
