Lease terms

Lease Terms Lease Length: 12-month minimum lease preferred. Longer lease terms may be considered. Monthly Rent: $3,500 per month. Security Deposit: One month's rent ($3,500), due at lease signing. Application Fee: Tenant responsible for application/background and credit screening fees. Utilities: Tenant pays electricity, water/sewer, trash, internet/cable, and any optional services. Pool Maintenance: Landlord provides professional pool service. Tenant is responsible for keeping the pool free of debris between service visits and notifying the landlord of any issues. Lawn & Landscaping: Tenant is responsible for routine lawn mowing and basic landscape upkeep. Major tree and shrub maintenance remains the landlord's responsibility. Pets: Pets considered on a case-by-case basis with landlord approval. Additional pet deposit and/or monthly pet rent may apply. Breed and size restrictions may apply. Smoking: No smoking or vaping inside the home. Occupancy: Maximum occupancy in accordance with local regulations and lease agreement. Parking: Parking available in the driveway and garage. No commercial vehicles, RVs, or boats may be stored on the property without prior approval. Maintenance: Tenant must promptly report maintenance issues to prevent damage to the property. Renter's Insurance: Required prior to move-in and maintained throughout the lease.
