Convenient location in a quiet neighborhood. The house is close to transit, grocery stores, shopping, schools, hospital, Harvard Park golf, pool, rec center, etc. The kitchen and baths were recently updated; new cabinets with granite counter tops, new flooring and stainless steel appliances in kitchen; new fixtures, flooring, vanities in baths. Central AC, gas forced air heat. Washer/dryer; ample storage space plus closets in all bedrooms; hardwood floors on first floor; fenced private rear yard; covered front porch, large storage space. Longtime local owner/landlord (not a property management company), I keep the house in good condition and expect the same from tenants. I am very responsive to my tenants.

Option to renew for an additional year (2027/2028). Tenants pay utilities in addition to rent: Xcel Energy (Gas & Electric), City Of Denver (Water), and personal CATV/WiFi (house is wired for Xfinity/Comcast). Utilities are reasonable as the house is energy efficient (insulated, thermopane windows, etc.). One off street parking space in driveway plus adjacent no-limit street parking. Smaller well trained dog is OK; sorry, no cats.
