Lease terms

12-month lease Rent & Deposits Rent due on the 1st of each month. Late fees as allowed by California law. Utilities Tenant is responsible for: Electricity Gas Water Garbage Internet/Cable Any other utilities serving the property. Pool Tenant is responsible for maintaining the pool in clean and safe condition. Tenant must hire and maintain professional weekly pool service throughout the lease and provide proof upon request. Tenant is responsible for chemicals and routine maintenance. Tenant is responsible for damage caused by neglect. Landscaping Tenant must maintain the yard. Tenant must hire a professional landscaper. Lawn, shrubs, weeds, irrigation, and general landscaping must be kept in good condition. Smoking No smoking or vaping of any kind inside the home, garage, or anywhere on the property. Pets No pets preferred. However, landlord may consider one well-behaved, house-trained pet on a case-by-case basis with additional deposit and/or pet rent. Breed, size, and rental history will be considered. Occupancy Maximum occupancy according to local laws and bedroom count. No subleasing or short-term rentals (including Airbnb). Insurance Tenant must carry renter's insurance during the lease and provide proof before move-in. Pool Safety Tenant acknowledges responsibility for supervising children and guests around the pool. Tenant agrees to comply with all pool safety requirements. Maintenance Tenant must promptly report maintenance issues. Tenant is responsible for damage caused by negligence or misuse. No commercial vehicles or RV parking without approval. HOA rules must be followed. No alterations to the property without written permission. Tenant responsible for replacing HVAC filters every 2 3 months. Tenant responsible for keeping pool water level adequate. No prior evictions. Background and credit check required. Positive landlord references preferred.
