Lawn, shrubs, weeds, irrigation, and general landscaping must be kept in good condition. Smoking No smoking or vaping of any kind inside the home, garage, or anywhere on the property. Pets No pets preferred. However, landlord may consider one well-behaved, house-trained pet on a case-by-case basis with additional deposit and/or pet rent. Breed, size, and rental history will be considered. Occupancy Maximum occupancy according to local laws and bedroom count. No subleasing or short-term rentals (including Airbnb). Insurance Tenant must carry renter's insurance during the lease and provide proof before move-in. Pool Safety Tenant acknowledges responsibility for supervising children and guests around the pool. Tenant agrees to comply with all pool safety requirements. Maintenance Tenant must promptly report maintenance issues. Tenant is responsible for damage caused by negligence or misuse. No commercial vehicles or RV parking without approval. HOA rules must be followed. No alterations to the property without written permission. Tenant responsible for replacing HVAC filters every 2 3 months. Tenant responsible for keeping pool water level adequate. No prior evictions. Background and credit check required. Positive landlord references preferred.
