Lease terms

Lease Term: A 12-month lease is preferred. Flexible terms may be considered upon request. Monthly Rent: Rent is $1,700 per month, due by the 1st of each month. A late fee of $20 per day will apply after a 5 day grace period. Security Deposit: A security deposit of $1,700 is due at lease signing. It is refundable upon satisfactory move-out conditions. Utilities: Tenants are responsible for all utilities, including water, garbage, electricity, etc. Owner responsible for septic upkeep. Pets: Maximum of two animals, on a case-by-case basis. $200 one time pet deposit per pet. Smoking: Smoking is permitted outside only. Maintenance: Owner is responsible for major repairs. Tenants are expected to handle general upkeep and yard maintenance. All other maintenance will be performed by authorized professionals selected by the owner. Entry Notice: A minimum of 24 hours notice will be given before any scheduled maintenance or inspections. No use of attic. Use of On-Site Shop: The on-site shop is intended for personal storage or hobby use only. It is not to be used for any commercial, business, or income-generating activities. Operating a personal business from the property is strictly prohibited. Renter's Insurance: Proof of active renter's insurance is required upon to move-in.
