Lease terms

Florida Residential Lease This is a standard 1-year lease that converts to month-to-month afterward. Either party must provide at least 30 days' written notice to terminate. Rent & Payment Rent is $1,995/month, due on the 1st with a 5-day grace period. A $100 late fee applies to any payment received after the 5th. A $50 returned check fee will be charged for any bounced payments. Security Deposit A $1,995 security deposit is required at signing. It will be returned within 15 30 days of move-out per Florida law, minus any documented deductions for damage beyond normal wear and tear. Utilities The tenant is responsible for all utilities and must have them placed in their own name prior to move-in, with the landlord listed as a backup. Pets Pets are allowed with prior written approval. No pet deposit required. Certain breeds may require additional landlord approval before being permitted on the premises. HOA & CDD The landlord covers all HOA and CDD fees. The tenant must abide by all HOA rules and guidelines. Any HOA fines resulting from tenant violations are the tenant's sole financial responsibility. Landscaping & Lawn Care The tenant is responsible for all landscaping, lawn care, and general outdoor maintenance. Maintenance & Repairs The landlord handles structural repairs and major systems. The tenant is responsible for keeping the property clean and promptly reporting any damage or needed repairs. Landlord Entry The landlord will provide a minimum of 12 hours' written notice before entering, except in emergencies. Guests No guest may stay more than 14 consecutive days without prior written approval. Guests beyond this limit are considered unauthorized occupants and a lease violation. Subletting & Short-Term Rentals Strictly prohibited, including Airbnb, VRBO, and any similar platform. Inspections Move-in and move-out inspections will be conducted and documented, with both parties signing off on each report. Move-Out Notice Tenant must provide a minimum of 2 weeks' written notice before vacating. Florida Law Governed by the Florida Residential Landlord and Tenant Act (Chapter 83, Florida Statutes), including required radon and lead-based paint disclosures where applicable.
