Lease terms

1. Lease Term The lease is for a 12-month rental period beginning on the date specified in the lease agreement. Either party may terminate the lease at the end of the term by providing 30 days written notice. 2. Rent Payments Rent is due on the 1st day of each month. A 5-day grace period is permitted. If rent is not received by the end of the grace period, a $50 late fee will be charged. 3. Utilities All utilities are the responsibility of the tenant and must be kept active and in good standing throughout the lease term. 4. Security Deposit A security deposit equal to one month's rent is required prior to move-in. The security deposit may be fully or partially withheld for: Damages beyond normal wear and tear, cleaning costs, unpaid rent or unpaid fees. 5. Tenant Responsibilities The tenant agrees to maintain the property in a clean and orderly condition and is responsible for: Replacing air filters as needed, providing salt for the water softener, and landscaping upkeep. Paying any HOA fines that result from the tenant's actions or negligence. 6. Alterations The tenant must obtain written approval from the landlord before: Painting, making any structural changes, making any permanent alterations to the property 7. Smoking Policy Smoking is not permitted inside the home or anywhere on the property. 8. Early Termination If the tenant chooses to terminate the lease early, they must: Provide written notice, and Pay an early termination penalty equal to 60 days rent. This applies regardless of whether a new tenant is secured. 9. Renters Insurance The tenant is required to maintain renters liability insurance throughout the lease term. Proof of insurance must be provided before move-in and upon request. 10. Landlord Entry The landlord will provide 48 hours notice before entering the residence for inspections, repairs, or other permissible reasons, except in emergencies.
