Important Leasing Terms & Tenant Responsibilities Please review the following terms prior to applying: Lease Term: 12-month minimum lease term. Move-In Costs: First month's rent, last month's rent, and security deposit are due at lease signing. No Smoking: Smoking of any kind is strictly prohibited inside the property, garage, patio, and common areas. No Pets: Pets are not permitted on the premises unless otherwise approved in writing by landlord and consistent with applicable law. Utilities: Tenant is responsible for all utilities, including gas, water, electricity, trash, internet/cable, and any other applicable service fees. HOA Rules: Tenant must comply with all Seco Canyon Mountain View / community HOA rules and regulations. A copy of HOA guidelines will be provided prior to move-in. Any HOA fines caused by tenant violations will be the tenant's responsibility. Parking: Tenant may only park in designated spaces/garage. No parking in front of the garage or in unauthorized areas. Maintenance Responsibilities: Tenant is responsible for replacing light bulbs, air filters, garage remotes, and minor plumbing clogs caused during tenancy. Property Modifications: No alterations, painting, installations, or modifications to the property without prior written consent from the landlord and HOA approval if required. Rent Payments: Rent is due on the agreed monthly due date. Late fees will apply according to the lease agreement. Occupancy Limits: Only approved occupants listed on the lease may reside in the property. Renter's Insurance: Proof of renter's insurance is required prior to move-in and must be maintained throughout the lease term. Application Requirements: Applicants may be required to provide proof of income, employment verification, rental history, and references. Early Termination: Breaking the lease early may result in penalties and forfeiture of deposits as outlined in the lease agreement.
