Lease terms
Lease is for 1 year (12 months) term. Renewal will come available 120 days from contract termination. Rent is due on the 1st of the month and late after the 5th. A 10% fee will be assessed for all late payments. Fee will be due with the rent. Landlord will not accept partial payments. Eviction proceedings will commence on the 15th. Renter is responsible for all utilities. Electricity and water are required to be placed in renters name within 5 days of signing lease. Renter is required to maintain renters insurance during the duration of occupancy and will be required to provide proof of insurance within 5 days of signing lease. A fee of $150 will be added for each month proof of renters insurance is not provided. Tenant is required to maintain pest control services for inside and outside of home for duration of occupancy. Proof of pest control subscription is required within 5 days of signing lease. No smoking allowed in home (includes vaping and hookah). If renter is found to be smoking in home or there is evidence of such (stained walls, carpet smells, stained blinds, stained ceiling etc), the lease will be terminated and security deposit will be used to get home professionally cleaned (including new blinds, cleaning walls and carpet). No parking on the grass. No flushing items down toilet. This is a septic system. Absolutely no flushing food, tampons, sanitary napkins, paper towels down the toilet. If there is a septic issue and professional states it's due to tenants negligence that charge will be passed on tenant. No putting cooking grease/oil or food down kitchen drain. Issues arise with plumbing and it is due to tenants negligence the tenant will be charged. Any HOA violations will be passed on to tenant. Monetary or otherwise. Tenant cannot incur more than 2 violations per lease term. No pets allowed. No exceptions (dogs, cats, rodents, snakes). This includes pet sitting. If a pet is found to be staying on premises the lease will be terminated. Please be aware that all surrounding neighbors front and back have cameras. Tenant is responsible for all minor maintenance repairs. This includes: upkeep and repair of washer and dryer (washer & dryer will not be replaced in the event they break or stop working), yard maintenance, pest control, filter changes monthly (if hvac has issues and it is found that the reason is because of dirty filters, the repair cost will be charged to tenant), power washing outside of home, hedge and bush maintenance, carpet cleaning, minor drain clogs and minor toilet repairs. The lease is not assignable and subletting is not allowed. Renting rooms is not allowed. Everyone in the household must be named on lease. No appliances are allowed to be plugged up in garage other than a small freezer. Multiple refrigerators cannot be plugged up at the home. Tenant is required to patch holes and paint patched area prior to move out. If the areas are not patched and painted, the security deposit will be used to get it professionally patched and painted and tenant will receive any monies leftover.
