Lease terms

Lease term is for one year with rent being due on the first of each month. If rent is late, a $5 per day after the first of the month is due. Only one month of being late is allowed. Pets are allowed with an additional $500 per pet Security Deposit to be paid before move-in. If damages to the property exceed the $1450 Security Deposit, then funds from the Pet Security Deposit can be applied to cover all repairs. If all excrement is removed from property and no damage from the pet/s has occurred, Pet Security Deposit will be returned. NO SMOKING indoors of any kind. Off street parking is available. No parking on the grass as there is plenty of driveway space. Lawn cutting and weed-eating around house and fence line is tenant's responsibility and must be done at least every ten (10) days during growing season (March 1- November 31.) All utilities (electricity, gas, water) are the tenant's responsibility. No appliances (stove, refrigerator, dishwasher, washer, dryer) are provided. There are hook-ups for washer and dryer. Everything is in working order upon tenant moving in. If any damages occur upon tenant move in, it is the tenant's responsibility to pay for those repairs. All light bulbs must be working upon move out as all light bulbs will be working upon move in. A new central air conditioning/heating unit and hot water heater were installed in January, 2024. Property Manager (PM) or Owner will change the air conditioning filter approximately every three months. Tenant can change more frequently, if desired. At this time, basic maintenance to air conditioning unit will be done (indoor and outside) by owner. If tenants would like to add a storage unit to the property, it is acceptable as long as storage unit and all debris is removed upon move-out. New roof installed May, 2026. No extensions to house or satellite dishes, etc. on top of roof are allowed. Qualifications for renting: Income: Combined gross income of 3x the monthly rent is desired, but this is negotiable. Rental History: No evictions within the last seven years.
