This is high level terms however detailed terms will be provided after the mutual interest. Monthly Rent: $4,500.00 per month Due Date: Rent is due on the 1st day of each calendar month. Grace Period: Rent is considered late if not received by the 5th day of the month. Late Fee: If rent is not received by the 5th day of the month, a late fee of $100.00 per day will be assessed for each day rent remains unpaid, not to exceed $500.00 per month total. Returned Check Fee: $50.00 per returned/NSF check. Payment Method: Rent shall be paid via check, electronic transfer (Zelle/Venmo/bank transfer), or other method mutually agreed upon in writing. Cash payments are not accepted. Security Deposit Amount: $4,500.00 (equal to one month's rent) Due: Payable in full prior to or upon move-in, before keys are released. The Security Deposit shall be held in a trust account in compliance with RCW 59.18.270. Landlord will provide the name and address of the depository institution holding the deposit. The Security Deposit will be used to cover: (a) unpaid rent; (b) damage beyond normal wear and tear; (c) costs to restore the property if Tenant fails to do so; (d) any other amounts owed under this Agreement. Within 21 days after Tenant vacates, Landlord will provide a written itemized statement of any deductions and return any remaining balance to Tenant's forwarding address. Tenant shall be solely responsible for establishing accounts and paying all costs for the following utilities: Electricity Puget Sound Energy (PSE) or applicable provider Natural Gas Puget Sound Energy (PSE) or applicable provider Water, Sewer, and Garbage City of Redmond or applicable provider Internet and Cable Tenant's choice of provider Tenant must establish utility accounts in Tenant's name prior to move-in. Failure to maintain active utility accounts during the tenancy is a material breach of this Agreement. Landlord is not responsible for any utility service interruptions.
