Lease terms

Lease Term The initial lease term is twelve (12) months. Upon successful completion of the initial lease, the tenancy will continue on a month-to-month basis unless otherwise agreed to in writing by both Landlord and Tenant. Monthly Rent Monthly rent is due on the 1st day of each month. Security Deposit A security deposit equal to one month's rent is required prior to move-in. The deposit may be used, as permitted by California law, to cover unpaid rent, cleaning beyond normal wear and tear, or repair of damages caused by Tenant or Tenant's guests. Utilities Tenant shall pay a flat monthly utility fee in addition to rent. This fee includes electricity, water, sewer, trash service, and high-speed internet. The utility fee is subject to adjustment only if agreed to in writing or as otherwise permitted by law. Occupancy Maximum occupancy is one to two (2) occupants. Smoking Policy This is a strictly non-smoking property. Smoking, vaping, or the use of any tobacco, cannabis, or other smoking products is prohibited anywhere inside the home and anywhere on the property. Pet Policy No pets are permitted on the property without the Landlord's prior written approval. Unauthorized pets are considered a material violation of the lease. Approved service animals and assistance animals will be accommodated as required by applicable law. Parking One designated street parking space will be reserved for the Tenant in front of the property. Additional parking is subject to neighborhood parking regulations. Yard and Outdoor Areas Tenant shall keep the private yard clean and in good condition. No storage of vehicles, trailers, recreational vehicles, or excessive personal property is permitted outdoors without written approval. Maintenance and Care Tenant agrees to maintain the home in a clean and sanitary condition, promptly report maintenance concerns, replace HVAC filters if provided, and notify Landlord immediately of any condition that could cause damage to the property. Quiet Enjoyment The property is located in a quiet residential neighborhood. Tenant agrees to be respectful of neighbors by limiting excessive noise, parties, or other activities that interfere with the peaceful enjoyment of nearby homes. Guests Guests are welcome for reasonable visits. Any guest staying for an extended period or establishing residency without Landlord's written approval may constitute a violation of the lease. Alterations Tenant may not paint, remodel, install fixtures, mount televisions, or make alterations to the property without prior written consent from the Landlord. Renters Insurance Tenant is required to maintain renters insurance throughout the lease term with personal liability coverage. Proof of coverage shall be provided prior to move-in and upon renewal if requested. Compliance with Laws Tenant agrees to comply with all federal, state, county, and local laws, as well as all reasonable rules and regulations established by the Landlord for the safety and enjoyment of the property. Condition of the Home The home is newly constructed and will be delivered in excellent condition. Tenant agrees to return the property at move-out in substantially the same condition, excluding ordinary wear and tear.
