Lease terms

To move in, first and last month's rent, along with a security deposit, are required. A minimum credit score of 700 is preferred, with some flexibility down to approximately 670 based on the overall strength of the application. Applicants must provide proof of combined household income of at least three times the monthly rent. Pets are welcome with either a one-time $500 fee or $50 per month, per pet (maximum of two pets). Tenants are responsible for all utilities, lawn care, and pool maintenance. Maximum occupancy is limited to four residents. Subletting is not permitted. Background checks are required for all adult applicants. Housing vouchers are not accepted at this time. Smoking is permitted outdoors only and must take place a reasonable distance from the home. Smoking inside the property is strictly prohibited.
