Rental Term & Renewal Lease Duration: Minimum 1-Year (12-Month) fixed-term lease agreement required. Subletting, short-term room rentals (Airbnb/VRBO), or unauthorized lease assignments are entirely prohibited. Max occupancy is limited to two persons per bedroom. Income & Screening Qualifications Income-to-Rent Ratio: Household gross verifiable monthly income must equal or exceed 3x the monthly rent ($15,000/month or $180,000/annually). Military BAH is fully recognized and accepted. Credit & Background: Minimum credit score of 720+ required for all adult applicants. Comprehensive credit, background, criminal history, and prior eviction tracking will be processed via Zillow Screening. Insurance: Renters insurance policy with a minimum of $300,000 in personal liability coverage is required prior to move-in, naming the landlord as an additional interested party. Utility & Maintenance Responsibilities Tenant Pays: Variable operational utilities including electricity, high-speed internet, cable, and all propane fuel deliveries. Tenant is responsible for seasonal snow shoveling of walkways/driveways, a $150 tenant deductible for minor non-emergency repairs, and the direct ordering, purchasing, and regular replenishment of salt blocks for the water treatment system. Owner Pays (Premium Convenience Package Included): Professional lawn care and natural landscaping maintenance, routine preventative pest control, professional well water filtration mechanical system maintenance, and annual whole-house generator mechanical servicing. Landlord Access & System Integrity Smart Access: The property utilizes a master smart lock keyless entry network. The landlord retains a permanent Master Landlord Code at all times for routine property evaluations (with 24-hour notice) and emergency entry. Conditional Pet Policy This estate is fundamentally pet-averse to protect custom woodwork and hardwood finishes. Exceptional pet applications will be evaluated strictly on a case-by-case basis. Limits: Maximum of 1 well-trained dog (under 50 lbs) or 1 domestic cat. No aggressive or large breeds permitted. Fees: Requires an upfront, non-refundable $2,000 pet wear-and-tear fee plus an additional $50/month pet rent. Up-to-date veterinary records and licensing compliance are mandatory prior to lease signing. Outdoor Restrictions: No outdoor pens, fencing, dog runs, or temporary enclosures may be constructed on the property. Tying up, tethering, or staking dogs in the yard is strictly prohibited to prevent grass and turf damage. Waste Removal: The renter is strictly required to immediately clean up, remove, and properly dispose of all pet waste from the entire 2-acre lot.
