Lease terms

This is a 12-month fixed-term lease. Monthly rent is due on the 1st of each month. A security deposit equal to 1.5x month's rent is required at signing and held in a separate trust account per Washington State law. Renter's liability insurance (minimum $100,000) is required and proof must be provided before move-in. All adult occupants must be named on the lease; subletting is not permitted without prior written consent. The lease does not automatically renew at the end of the term, tenants must either sign a new fixed-term agreement or vacate. Smoking and vaping are prohibited throughout the property and within 25 feet of all exterior openings. Tenant is responsible for minor maintenance including clogged drains, toilet blockages, light bulbs, and HVAC filter replacement; landlord is responsible for all structural systems, HVAC repair, and replacement of provided appliances that fail through normal use. Utilities and pet policy to be specified in the lease agreement.
