12 month lease minimum. May consider rent discount for at least 2 year rental period. No smoking or vaping on premises. May consider allowing a cat as a pet, but not a dog. A nonrefundable and refundable pet fee would apply. Tenant is responsible for monitoring all utility room equipment and other appliances immediately and water softener salt and solution and ensuring water softener is kept filled to required level. Tenant will reimburse landlord monthly for gas, electric and trash charges and Tenant is responsible for internet/cable. Rent is due on the 1st of each month, with a late fee applied to payments not received on the 1st. A returned-payment fee applies to any payment returned for insufficient funds. First month's rent, last month's rent, and a refundable security deposit are due at lease signing. Security deposit is refundable subject to a move-out inspection, less any deductions for damage beyond normal wear and tear. Renter's insurance is required for the duration of the lease. Subletting and/or short-term rentals (including Airbnb, VRBO, others) are not allowed. Maximum occupancy applies and only individuals listed on the lease may reside at the property. Tenant is responsible for routine maintenance including at a minimum replacing HVAC filters on a regular basis, care of gardens around house including watering and weeding, snow removal on sidewalk and deck and in front of garage doors, and filling driveway potholes if/when they appear (Landlord fills potholes every spring), and notifying Landlord about non-functional smoke and CO2 detectors. Tenant must report maintenance issues promptly to prevent further damage. Tenant may not do interior, exterior or landscape alterations (e.g. installations, painting, nailing into trees, etc.) without prior written approval from Owner. Owner may enter the premises for inspections, repairs, or showings with 24 hours' notice, except in emergencies. A 60-day written notice is required prior to lease termination or non-renewal. Quiet hours apply; Tenant agrees to quiet hours and to respect boundaries and not disturb neighbors, or engage in illegal activity on the premises.
