1. SECURITY DEPOSIT TERMS Deposit Amount: Tenant shall provide $[2000] upon execution of this Lease. Deductions: Landlord may deduct from the deposit for: Unpaid rent or late fees. Cleaning beyond "normal wear and tear." Repairing damage to the Premises, appliances, or landscaping. Return Policy: Within [30] days of move-out, Landlord will provide an itemized statement and the remaining balance of the deposit via mail to the Tenant's forwarding address. 2. UTILITIES AND OPERATIONAL SERVICES Tenant-Paid Utilities: Tenant is responsible for 100% of the costs for: [X] Water/Sewer | [X] Electricity | [X] Gas | [X] Trash | [X] Heating/AC | [X] Internet Transfer Requirement: Tenant must provide proof of utility transfer (account numbers) prior to receiving keys. Usage: Tenant agrees to use utilities in a conservative and non-wasteful manner. During freezing weather, Tenant must keep the heat at a minimum of 55 F to prevent pipe bursts. 3. MAINTENANCE, APPLIANCES, AND HYGIENE Inventory: The following appliances are provided in "as-is" working condition: [Heating/cooling, oven, stove, fridge, dishwasher, garbage disposal, Microwave]. Tenant Duties: Maintain the Premises in a clean, sanitary condition. Replace light bulbs and smoke detector batteries, Air filters. Keep drains clear of grease, hair, and foreign objects. Keeping the yard mowed and clean Reporting: Tenant must report leaks, mold, or electrical issues within 24 hours. Failure to report issues that lead to secondary damage (e.g., a small leak causing floor rot) may result in Tenant liability for repairs. Pest Control: Landlord guarantees a pest-free environment for the first 30 days. Thereafter, all pest control (including bedbugs, ants, or rodents) is the Tenant's financial responsibility. 4. RULES AND PROHIBITED CONDUCT Smoking: This is a 100% Smoke-Free Property. Any evidence of smoking inside (scent, ash, yellowing) will result in a full professional deep-clean charge against the security deposit. Illegal Substances: The use, growth, or distribution of any federally illegal substance (including marijuana) is a material breach of this Lease and grounds for immediate eviction. Pets: No animals (including visiting pets) are permitted without a signed Pet Addendum and payment of a pet deposit/fee. Quiet Enjoyment: Tenant and guests shall not engage in loud or obnoxious behavior that disturbs neighbors. This includes "Heavy Walking" on upper floors after 1:00 AM. 5. INSURANCE REQUIREMENTS Liability Coverage: Tenant must maintain a Renter's Insurance policy with at least $[Amount] in personal liability coverage. (Optional) Additional Insured: [Landlord] must be listed as an "Additional Interested Party" so the Landlord is notified if the policy lapses. Loss of Property: Landlord is not responsible for Tenant's personal belongings in the event of fire, theft, or flood. 6. LANDLORD ACCESS AND INSPECTION Notice: Landlord will provide at least 24 hours' notice via text or email before entering for routine maintenance or showings. Emergency: Landlord may enter without notice if there is a reasonable belief of an emergency (e.g., fire, flooding, or welfare check). 7. DEFAULT AND LEGAL REMEDIES Events of Default: Failure to pay rent, unauthorized occupants, or repeated noise complaints constitute default. Abandonment: If rent is unpaid and Tenant is absent for [30] consecutive days without notice, Landlord may declare the property abandoned, change the locks, and dispose of remaining personal property according to state law. Legal Fees: In any action to enforce this Lease, the prevailing party shall be entitled to recover reasonable attorney's fees and court costs.
