Tenant Screening Criteria CURRENT PHOTO ID REQUIRED Income: Must make at least 2x the rent amount + $1,000.00. Income: Must have had consistent income for at least 1 year. *Income verification required. Rental history: Must have at least 5 years of positive rental history or two current positive rental references from 3rd party. Family and friends references are not a source of rental history. *Rental requires 3rd party verification (e.g. fax to previous landlord/apartment manager to obtain a completed rental verification form). No evictions in the last 5 years No unpaid landlord collections. Credit: No open bankruptcies. No excessive collections. Criminal: This is reviewed on a case by case basis and any charges will be discussed with applicant. Be prepared to provide further information. Pet policy depends on property/property owner policy. This can vary depending on which property you are applying for. Check listing or contact Management to discuss. Application fee is $50.00 per adult. Move in costs: One Full Month Rent + Deposit (usually equal to one month rent may vary depending on property). Prorate will be paid in the second month. WE DO NOT ACCEPT REUSABLE/PORTABLE REPORTS.
