Lease terms

UTILITIES: Basic garbage and recycling are included in the rent. Tenants are responsible for all other utilities, including but not limited to: Electric, Gas, Water/Sewer, and cable/internet. TERMS: All occupants 18 years of age and older are Applicants and are jointly responsible for paying rent to the landlord. Rent: $2,395.00 per month. Minimum gross Applicant income must be at least 2.5 times the monthly rent, which comes to $ 5987.50 in combined gross montly income. One-year rental agreement. NON-SMOKING PROPERTY. Smoking and vaping are prohibited within the property. Refundable Security Deposit = minimum of 1x the monthly rent (*may be increased to 1.5x depending on background screening results). SHOWINGS: All property showings are in-person, by the applying party, and by appointment only. If you choose to submit your application, you can bring all the fully completed and legible documents to the showing appointment. Applications are taken in order RECEIVED. Incomplete or illegible applications will not be accepted at that time and will not be recorded as received until they are fully completed. SCREENING PROCESS: A Background Screening Charge of $49.00 per Applicant in certified funds (cashier's check or money order) is due with your application. A receipt will be provided. The Background Screening Charge is non-refundable. The full background check typically takes 3-5 business days, but this may vary. APPLYING: Contact us for a URL to all the application forms or you can schedule house showing and collect application forms at that time. Cost is $49 for screening and is required for everyone over the age of 18 years. Applications will be date and time stamped when fully completed and turned in with accompanying photocopies of State or Federal ID and two most recent pay stubs.
