In return, I'm looking for a tenant who is willing and able to help keep the home in good condition such as basic lawn care, seasonal upkeep, and general light maintenance. Security Deposit: $2000.00 due upon signing the lease Lease Term: 12 months- lease starting on January 1st. Utilities: Tenant responsible for electric and internet Occupancy Limit: Maximum of 2 adults and 2 children Pet Policy: Dog allowed with approval and additional deposit of $500.00 Smoking Policy: No smoking allowed inside the home Maintenance Responsibilities: Tenant responsible for lawn care (mowing, weeding, etc.) Front of the house only General upkeep (e.g., changing air filters, light bulbs, promptly reporting issues) Landlord will handle major repairs and system maintenance Application Requirements: Background and credit check, proof of income, and references Renter's Insurance: Required prior to move-in Additionally, Please note that we prefer to keep the majority of house fully furnished It but whatever items you don't use, I can arrange to move. We would like to leave our boat on the lift at the dock and store our side-by-side vehicle in the garage (not in a parking spot but in a designated area).
