Lease terms
First month's rent, last month's rent, and the security deposit are due at lease signing. Smoking inside not allowed. Rent is due on the first of each month. Move-in date is May 1, 2026. This lease is through April 27th, 2027 but we would prefer to write it through July 27th, 2027. Tenant is responsible for all utilities (electric, gas, and water). Tenant handles minor maintenance like changing lightbulbs; landlord handles major repairs. Tenants cannot make alterations to the property (e.g., painting walls, installing fixtures) without landlord approval. Landlord must provide 24 hour notice before entering the property for maintenance or inspections. A late payment fee of $50 will be assessed if rent is received after the 6th of the month.
