APPLICATION PROCESS: ** Application Fees are NON-Refundable** APPLICATION: All persons over the age of 18 residing in the home are considered parties to the lease and must complete a rental application and pay a $40 nonrefundable application fee. NO CO-SIGNERS INCOME VERIFICATION: Applicants must show evidence Income will continue through the rental period and is at least three (3) times the monthly rent. Although each applicant will be separately qualified, income requirements may be combined. Income verification includes Two (2) months of Pay Stubs, Military LES, 3 months of most recent Bank Statements, Annual Tax Returns or IRS Form 1099s. INCOME VERIFICATION MUST BE UPLOADED WITH APPLICATION. CREDIT REPORT: All applicants must have a minimum average combined FICO credit score of 600 or above (for example, if one applicant's score is 580 and the other applicant's score is 660, the combined average credit score is 620). A credit score below 600 will be denied. Credit history will be weighed in conjunction with all other rental criteria. Team Thomas Rentals reserves the right to deny any applicant based solely on a history of any delinquent credit activity. RESIDENCY HISTORY: We will be verifying residency for the past 24 months uninterrupted. Your rental verification must reflect timely payment, appropriate notice to vacate, no complaints, no NSF Checks, no damage to the property, no violence reported and property was left in clean condition upon vacating. Any applicant with a history of an EVICTION FILING or LANDLORD JUDGEMENT/COLLECTIONS for rent owed or damages is an automatic denial. PETS: All animals must be disclosed in the rental application. All pets are subject to approval to ensure it adheres with our Pet Policy Addendum. We will collect pet records, pet photo and Non-refundable Pet Fee prior to move-in. Proof of Rabies Vaccination as required by State law and Pet License in applicable jurisdictions. Team Thomas Rentals accepts the BEST qualified application in most circumstances. This is determined by a variety of factors, not limited to the Owner's preferences on the following: Credit Score, Occupancy (Possession) date, Number and types of pets, length of lease term, and various special provisions on the lease. Just because you are credit-qualified to rent one of our homes DOES NOT mean that your application will be the one that the owner will select based on these competitive factors.
