Published Criteria - The property manager is a licensed real estate broker in the state of Washington. Each item to be included and that item omitted if not allowable by law: Prospective tenants must be able to present in-person a current government ID. Tenants will be expected to either fill out a renter profile if using Zillow or a basic pre-screener application that gives income, credit score, and requested lease duration. Any deception or misinformation given will instantly disqualify the applicant. Prospective tenants must answer honestly and to the best of their knowledge. Those who meet the published criteria will be given the priority to see the property. Only after touring the property and photo identificstion verified will the prospective applicant be able to make application on the property. Application is digital and utilizes Transunion credit information. If tenant is relocating from out of state or more than 100 miles away, a digital meeting and showing can be arranged. Prospective tenants must fully complete the application to the best of their abilith. Each prospective resident over 18 years of age to reside on the property, must complete their own application and pay $55.00 screening fee. Applicants must be able to pay security/hold deposit upon approval of prospective applicants' submission or application groups submissions. Rent must be paid, and funds verified prior to the exchange of keys and possession. Applicants must be able to provide proof of verifiable income. Examples include paycheck stubs, complete tax returns, copies of deposit slips, investment earnings, offer letters, or other sources of income. Current employment must be verified by the employer and in good standing. Prospective tenants must have a credit score over 690. Screening done by Transunion. If adverse action is taken, prospective tenants will be provided with information as to how to get a copy of the report from the credit Bureau. $9250.00 monthly income criteria must be met where allowed. Will combine up to 2 incomes to meet income requirements. No prior evictions allowed tenants are to provide positive current and previous landlord references where applicable. Good rental history is a must. Applicant should be free of negative credit issues which may indicate an Applicants are high-risk and/or indicates a pattern of payment delinquency is will not be accepted. No excessive debt that could prevent ability to pay, derogatory remarks from creditors could also lead to denial. No charge offs or bankruptcy in the past 5 years. In the event the criteria are not met, or if the returned response lacks clarity, the check may result in denial. Management can require additional information to be help provided clarity and circumstance of any negative information. Criminal background check where applicable must be free of any: any sexual offense, any violent offense, any weapon offense, any convicted hate crime, any convicted illegal drug offense, any convicted Marijuana Trafficking/Manufacture, any convicted criminal mischief, any convicted fraud/dishonesty, any crimes related to animal cruelty, any convicted financial crime. Any other criminal offenses will be reviewed by property management and the owners. Owners reserve the right to deny any prospective tenant based on any criminal record where legally applicable. No smoking under any circumstance. Dogs ok (no dangerous breeds). The pet rent of $75 per month will apply. Renters insurance of $1,000,000.00 is required, and owner LLC and property management LLC must be named as additional insured. $370.00 non-refundable move-in/move out fee is paid by tenant to cover help cover costs associated with the process by management. Tenant is responsible for all utilities. Security deposit is equal to one months rent minus application fees and non-refundable fees. Last months rent may be required for some Applicants (were legally allowed) based on their combined renter score, as determined by the published rental criteria above.
