Lease terms

The tenant is responsible for the water, electric (garage has electricity as well) and gas bills, landlord covers the trash. The apartment has all new windows, which saves on the utility costs; the heat system is a forced air gas furnace. Smoking of any kind is not permitted anywhere inside of the building; this includes vaping. The typical lease term is one year, but we are willing to rent for less than a year for a premium on the rent. Pets are permitted with certain limitations. Generally speaking we try to limit it to two pets and our insurance company will not allow for the usual restricted breeds of dogs. We do occasionally allow a third pet and some breeds of dogs over 40 pounds on a case by case basis. We require a (free) pre-application before scheduling a showing. The pre-application does not ask for any sensitive information and there is no application fee. The pre-application also has a link to our full application if you do have issues like credit, and want to submit the full application to see if we can work with you.
