Lease terms

Utilities and Services: The Tenant is responsible for the payment of all utilities and services, including electricity, water, sewage, trash removal, and internet, unless otherwise specified in the lease. Maintenance and Repairs: The Tenant agrees to maintain the property in good condition and promptly report any necessary repairs. The Landlord is responsible for repairs unless they are due to the Tenant's negligence. Use of Property: The property shall be used for residential purposes only. The Tenant shall not sublet or assign the lease without the Landlord's prior written consent. Occupants: Only the Tenant and specified individuals are permitted to occupy the property: Pets: No inside pets allowed, a separate pet rental fee will apply for dogs/pets agreed upon by the Landlord. Smoking: Smoking is prohibited inside the premises (inside home facility). Lawn Care and Outdoor Maintenance Clause 1. Tenant's Responsibility: The Tenant agrees to maintain the lawn, garden, and all outdoor areas of the property in a neat, clean, and well-groomed condition throughout the term of the lease. This includes, but is not limited to: Regularly mowing the grass to a reasonable length. Trimming hedges, shrubs, and trees as needed. Removing weeds and keeping garden beds tidy. Raking leaves and clearing debris from the yard. Watering the lawn and plants as necessary to maintain their health. 2. Landlord's Responsibility: The Landlord shall be responsible for any major landscaping projects, tree removal, or repairs to outdoor structures (e.g., fences, patios) unless damage has been caused by the Tenant's negligence. 3. Failure to Maintain: If the Tenant fails to properly maintain the outdoor areas as required by this clause, the Landlord reserves the right to hire a professional landscaping /lawn service to perform the necessary maintenance. The cost of such services will be the responsibility of the Tenant and may be added to the next month's rent. Property Condition and Inspection: The Tenant acknowledges that the property is in good condition, and any existing damages have been noted in a move-in inspection report. The Landlord reserves the right to inspect the property with reasonable notice to the Tenant. The Landlord will advice the tenant of the inspection with 10 day advanced noticed and on a time and date agreed by both parties. Default: If the Tenant fails to pay rent or otherwise breaches the lease, the Landlord may terminate the lease and seek to recover damages, including legal fees.
