Lease terms

Lease Terms & Agreement Duration: 12 months (can be flexible depending on situation) Start Date: Flexible - July 1, Aug 1, or Sep 1 Monthly Rent: $3,500 / month Due Date: 1st of the month Late Fee: $500 if not paid by 5th of the month. Security Deposit: $3,500 (Refundable upon move-out, subject to the condition of the property and fulfillment of lease terms.) Utilities Tenant Responsible For: Electricity, gas, internet, trash, etc. Landlord Responsible For: Water Occupancy Maximum Occupants: 2-3 (not including children) Only listed tenants are allowed to reside in the property. Pets: Dogs allowed and subject to landlord review. No cats. $500 non-refundable pet cleaning fee applied to first month's rent. Maintenance & Repairs Tenant Responsible For: Routine maintenance, lawn care, repairs under $200. Landlord Responsible For: Major repairs, structural issues, etc. Report any issues within 2 days of noticing them. Any issue not reported in a timely manner is subject to tenant responsibility and fee. No structural changes or alterations may be made without prior written consent. Parking: Driveway/Street Parking Termination Clause: Notice period for move-out is 60 days. Early termination fee: Renter is responsible for paying rent in full through terms of lease agreement regardless of early move out. Move-Out Conditions: Property must be returned in the same condition as at move-in, excluding normal wear and tear. Renter's Insurance: Tenant must obtain renter's insurance with a minimum liability of $100,000 and provide proof of coverage. Prohibited Activities - Absolutely no smoking of any kind inside house. - No illegal activities on the premises. - Destruction or alteration of property of any kind. Inspection Rights Landlord reserves the right to inspect the property with 24 hours' notice to the tenant. Subletting: Not Allowed under any conditions.
