Security Deposit Options We offer two options to make move-in easier: Option 1: Traditional Security Deposit A refundable security deposit is paid before move-in and held in accordance with Florida law. After move-out, the property will be inspected, and if there are no damages or outstanding charges, the deposit will be returned. Option 2: Security Deposit Alternative (Non-Refundable Fee) This option allows for lower upfront move-in costs. Instead of a full deposit, there is a non-refundable monthly fee. Please note, tenants are still responsible for any damages, unpaid rent, or lease violations beyond normal wear and tear. Rental Qualification Criteria To qualify, applicants must meet the following: * Gross monthly income must be at least 2x the monthly rent * Verifiable employment or income * No prior evictions within the last 4 years * No outstanding landlord collections * Satisfactory rental history * Credit history and overall credit profile considered * Criminal background screening considered * Each occupant 18 years or older must submit an application * Pets subject to approval and applicable fees/restrictions * Application approval is based on the overall screening results * APPLICATION FEE NOT REFUNDABLE Required Documentation To complete your application, please provide: Identification: * Valid government-issued photo ID (Driver's License, State ID, Passport, etc.) Income Verification (choose what applies to you): * Traditional Employment: Last 2 pay stubs * Self-Employed: Last 3 months of bank statements and 1 years of tax returns * Social Security / Military Pension: Official benefit award letter showing current amount * Child Support: Court order showing payment details * Relocating from Out of State: Proof of local employment (offer letter or transfer letter) Meeting minimum requirements does not guarantee approval. Applications are reviewed based on the overall application package and screening results. Approval decisions are made at the sole discretion of management and are applied consistently to all applicants in accordance with applicable fair housing laws. IMPORTANT NOTICE Submission of an application, payment of screening fees, property showings, discussions regarding lease terms, or preliminary communications do not constitute approval or create a tenancy. Approval is not final until all screening has been completed, all requirements have been satisfied, the lease has been fully executed by all parties, and all required move-in funds have been received.
