Lease terms

Tenant shall be responsible for payment of all water and electric utilities during the lease term. Tenant is responsible for the maintenance and care of the washer and dryer provided with the property. In the event either appliance becomes damaged due to misuse, neglect, or failure to properly maintain, Tenant shall be responsible for repair or replacement costs. The lease term shall be for a minimum of one (1) year. Smoking of any kind, including cigarettes, cigars, vaping, marijuana, or any other smoking products, is strictly prohibited inside the home, garage, or on the property. If evidence of smoking is found, Landlord reserves the right to terminate the lease in accordance with Tennessee law. Tenant may also be held financially responsible for deodorization, cleaning, repainting, duct cleaning, and any damages caused by smoking, which may be deducted from the security deposit as permitted by law. Landlord reserves the right to conduct biannual inspections of the property with at least seventy-two (72) hours' notice provided to Tenant prior to entry, except in the case of emergencies where immediate access may be necessary. Parking on the grass in the front yard is strictly prohibited due to underground pipes and utility lines. Tenant shall be responsible for any damage caused by unauthorized parking. Tenant shall maintain the property in a clean and sanitary condition at all times and shall promptly notify Landlord of any maintenance concerns, leaks, plumbing issues, water intrusion, mold, electrical problems, or damages to the property. Failure to promptly report maintenance issues that result in additional damage may cause Tenant to be held financially responsible for resulting repairs. Tenant shall replace HVAC air filters regularly, at minimum every sixty (60) to ninety (90) days, in order to maintain proper function of the HVAC system. Damage caused by failure to properly maintain filters may become Tenant's responsibility. Tenant shall maintain renter's insurance throughout the duration of the lease term. Landlord shall not be responsible for damage, theft, or loss of Tenant's personal property. Proof of renter's insurance may be requested by Landlord at any time during the lease term. Tenant shall be responsible for lawn care and general yard maintenance, including mowing, weed control, and maintaining the exterior appearance of the property, unless otherwise agreed upon in writing. No pets shall be permitted on the property unless approved in writing by Landlord. Unauthorized pets shall constitute a lease violation and may result in additional fees, damages, or termination of the lease. Rent shall be due on the 1st day of each month. Any rent not received within 13 days of the due date shall incur a late fee of $150 in addition to any other remedies available under the lease agreement. Tenant shall not make alterations, paint, install fixtures, mount televisions, or make modifications to the property without prior written consent from Landlord. Tenant agrees to comply with all neighborhood rules, HOA regulations, deed restrictions, and local ordinances applicable to the property. Any fines, violations, or penalties caused by Tenant, Tenant's guests, or occupants shall be Tenant's responsibility. Tenant shall not engage in illegal activity on the property. Any illegal activity may result in immediate lease termination in accordance with Tennessee law. Guests staying at the property for more than 3 consecutive days or 10 total days within a month must receive prior written approval from Landlord. At the end of the lease term, Tenant shall return the property in substantially the same condition as received, excluding normal wear and tear. Tenant shall remove all personal belongings and trash and leave the property reasonably clean. Any excessive cleaning, trash removal, or damages may be deducted from the security deposit as permitted by law.
