Open to tours on weekdays, I would just need a day notice since I do currently live in the home. Security deposit required, along with pet deposit for carpet cleaning services after lease termination. Military friendly, only 8 minutes to Buckley Space Force Base through 6th Ave! Lease duration at minimum must be 12 months, which can be flexed to more on a case-by-case basis. Military clauses accepted. New school (k-8) opening up down the street in August 2026, 5 minute walk and 1 minute car drive. Tenant must pay utilities separate from rent, amount varies by their usage. Smoking is not permitted within home. Crawlspace is incapsulated, 4ft high, width of living room/kitchen space and can be used as storage. There is an attached 2 car garage, though additional parking is allowed on the street. ADT full security system around the home with sensors on the main floor. Washer/Dryer, Refrigerator, Gas Stove, Oven and Microwave ARE included. *Not a traditional HOA* It is ran by the district but there are still policies and rules to adhere by. Any violations, the tenant is responsible for fees incurred. Keys/Garage key fobs: If tenant loses, breaks or damages, or locks self out; the tenant is responsible for cost of replacement, locksmith and other costs that may apply. Garbage disposal must be cared for properly and will not repaired if tenant is negligent on its use. Tenant must keep home maintained and winterize it. Tenant shall be responsible for all costs associated with maintenance or repair of the foregoing items if tenant or any person within tenant's control knowingly, intentionally, deliberately, recklessly or negligently destroys, defaces, damages or impairs such items, including, without limitation, causing the plumbing system to become clogged or backed up other than by reason of ordinary wear and tear of the plumbing system. Tenants shall maintain the Leased Premises in a clean, safe, and sanitary manner, keeping the entire Leased Premises free from trash, rubbish, abandoned vehicles and the like. In the event that Tenant fails to perform the duties as required above, Landlord and Landlord's agents and employees shall have the right, but shall not be obligated, to enter the Leased Premises and perform such maintenance, and Tenant agrees to and shall bear the expense of any such maintenance. The expense so incurred shall be considered to be additional rent for the Leased Premises and shall be immediately due from Tenant at the option of Landlord.
