Lease terms

12-month lease. Monthly rent is due on the 1st of each month. Security deposit required before move-in. Tenants are responsible for electricity, gas, water, sewer, garbage, internet/cable, and any other utilities unless otherwise agreed in writing. No smoking or vaping inside the home. Pets may be considered with landlord approval and may require an additional pet deposit or pet rent. Renter's insurance is required before move-in and must be maintained throughout the lease term. Lawn and yard maintenance is the tenant's responsibility unless otherwise specified. Tenants must keep the property clean and promptly report any maintenance issues. No subleasing or short-term rentals without the landlord's prior written approval. All occupants over 18 years of age must be listed on the lease. Lease renewal is subject to mutual agreement and applicable California law.
