1. Criminal History We may conduct a criminal background check and will consider the nature, severity, and recency of any convictions. Applications may be denied for felony offenses involving violence, theft, property damage, drugs, or sex-related crimes. 2. Credit History Applicants must have a minimum credit score of 650. Credit reports will be reviewed for: Outstanding collections or charge-offs Rental-related debt Bankruptcy filings History of late payments Applications may be denied based on unsatisfactory credit history. 3. Rental History We will verify at least 2 years of rental history. Applications may be denied for: Previous evictions Outstanding rent or property damage Poor landlord references or lease violations 4. Income Verification Gross monthly income must be at least 3 times the monthly rent. Acceptable documentation includes recent pay stubs, bank statements, tax returns, or official offer letters. All income sources will be verified. 5. Occupancy Limits No more than two persons per bedroom are allowed to reside in the property, per local health and safety regulations. 6. Pet Policy Pets are considered on a case-by-case basis. However, the following dog breeds are not allowed: Doberman Pinscher Rottweiler Pit Bull or any pit bull-type breed A separate pet agreement and additional deposit may be required for approved pets. 7. Smoking Policy Smoking is not permitted anywhere on the property, including indoors, patios, or garages. 8. Application Accuracy Providing false, misleading, or incomplete information on the application will result in denial or termination of tenancy.
