LEASE TERMS Lease length: 12 months Rent: $1,750 per month, due on the 1st Security deposit: $1,750 (negotiable). The deposit must be paid and fully cleared before keys are released. Available: DATE HOUSING CHOICE VOUCHERS (SECTION 8) Welcome. We work directly with the housing authority. Total rent and any increase are subject to housing authority approval on voucher tenancies, and the income test applies to the tenant-paid portion of the rent. HOW RENT IS PAID Rent is paid exclusively by secure bank transfer (ACH) through our online tenant portal no cash, personal checks, money orders, or credit/debit cards. Bank details are held by our payment processor and are never stored by us. Your payment counts as ON TIME when it is INITIATED by the due date. Bank transfers take a few business days to post, and that posting time never causes a late charge. Grace period: 5 days Late charge: $50, assessed once per rental period. It does not compound, and no fee is ever charged on top of another fee. Returned payment fee: $15 if a payment is returned by your bank APPLYING Applications are accepted only through our own online application portal please do not apply through this listing site. Contact us and we'll send you the link to get started. The application fee is $60 per adult, which covers background and credit screening. Every adult who will live in the home must be listed on the application and screened, and every adult must be on the lease. PETS & SMOKING No smoking anywhere on the property Small pets (cats and dogs under 15 lbs) considered case by case, with a signed pet addendum and a $250 refundable pet deposit per pet Assistance and service animals are always welcome no pet deposit, no pet fee, and no pet addendum required UTILITIES & UPKEEP Owner pays: sewer Tenant pays: gas (heat, hot water, cooking), electric, water, trash Tenant is responsible for routine lawn care and snow/ice removal, and supplies their own equipment Equal Housing Opportunity.
