RENTAL APPLICATION PROCESS - Apartments are not held or reserved until a rental agreement is signed and the security deposit is paid. - Every adult (18 or older) who will live in the unit must submit a complete application. Incomplete applications will not be accepted. - Applications are processed in the order received. We will accept the first qualified applicant(s). - Processing typically takes 24 hours but may take up to 3 business days. RENTAL APPLICATION SCREENING CRITERIA / DISCLOSURE Please review our screening criteria before applying: RENTAL HISTORY - You must provide the information needed for us to verify at least 2 years of rental or mortgage history. - Less than 2 years of verifiable history may require an additional security deposit or an acceptable co-signer. - If we are unable to verify your rental history after a good-faith effort, we may deny the application. - When checking references with previous landlords, we will consider: unpaid rent, three or more lease violations in one year that resulted in written notices, outstanding balances owed, or lease violations that led to a termination for cause. INCOME REQUIREMENTS - Your household income must be at least 2 times the monthly rent. Income includes wages, salary, rent assistance, housing subsidies, monetary public benefits, and other verifiable financial resources. - Employed applicants: provide pay stubs from the last 3 months. We may contact your employer. - Self-employed applicants: provide your most recent tax return and 3 recent bank statements. - If you receive a housing voucher or subsidy, the income requirement applies to your portion of the rent only. - If you don't meet the income requirement, you may qualify with a co-signer. Co-signers must show income of at least 3 times the monthly rent. CREDIT REQUIREMENTS - A credit score of 620 or higher is preferred from each financially responsible applicant. - A score below 620 does not mean automatic denial. You will have the opportunity to provide additional information showing financial responsibility, such as on-time rent payments, utility payment history, or steady income. We will conduct an individualized review before making any decision based on credit. - Negative credit history or unpaid collections may require an additional deposit or co-signer. ID REQUIREMENTS - We need to verify your name, date of birth, and appearance. Acceptable identification includes: a driver's license, state ID, passport, or other government-issued ID (even if expired), a permanent resident card, immigrant or non-immigrant visa, Social Security card or ITIN, or any non-governmental ID or combination of IDs that reasonably verifies your identity. - You do not need a Social Security number or proof of citizenship to apply. We do not ask about or discriminate based on immigration or citizenship status. SUBJECT TO DENIAL Your application is subject to denial if: - You misrepresent any information on the application. If misrepresentation is found after a lease is signed, the lease will be terminated. Your application is subject to denial if previous landlords report a pattern of serious non-compliance, including: - Two or more nonpayment-of-rent notices in a single year. - Three or more lease violations within 2 years that resulted in written notices, such as: - Repeated disturbances affecting neighbors' peaceful enjoyment. - Violence or threats toward landlords or neighbors. - Unauthorized occupants living in the unit. - Failure to give proper notice when vacating. - Property damage beyond normal wear. - Illegal activity such as drug dealing or manufacturing. Additional screening criteria, including background check and eviction history policies, are detailed in our complete screening criteria document provided with all application materials. INDIVIDUALIZED ASSESSMENT AND SUPPLEMENTAL EVIDENCE We do not automatically deny applications. Before any denial, we conduct an individualized review considering the nature and circumstances of any issues identified during screening. You are encouraged to submit any additional information you believe supports your application reference letters, employment records, or anything that shows positive changes in your circumstances. If denied, you will receive a written explanation. You have 30 days to appeal and provide additional information. If your appeal is approved, you will be prequalified at our properties for 3 months with screening fees waived. VARIANCE Not meeting all screening criteria may result in denial or a requirement to pay an additional security deposit of up to one-half month's rent. RIGHT TO DISPUTE You have the right to dispute the accuracy of any information provided to us by a screening service or credit reporting agency. RENTAL POLICIES OCCUPANCY POLICY No more than 2 persons per bedroom. A bedroom is a room used primarily for sleeping that has a window, a door, and a nearby smoke detector. DEPOSIT POLICY Deposits are due within 24 hours of approval and can be paid online or by money order. AVAILABILITY POLICY You must be ready to pay rent per your lease terms immediately after approval and willing to move in right away or on the unit's first available date. PET POLICY - Pets are approved on a per-property, per-pet basis. Our staff must meet your pet before move-in. - If approved: dogs and cats under 50 lbs. are allowed with $25/month pet rent per pet. - Pet deposit: $400 per pet for the first two, $100 for each additional pet. - Pets must be spayed/neutered with current vaccinations and licensing on file. - A signed Pet Agreement and current photo of your pet are required before move-in. - You are responsible for any pet-related damage to the property, including floors, landscaping, and window screens. - We may request additional documentation such as vet records or training certificates. - Undisclosed or unpermitted pets may result in denial. - Assistance animals are always accepted and will not be denied. NOTICES AND DISCLOSURES NON-DISCRIMINATION POLICY We comply with all federal, state, and local fair housing laws.
