Tenant responsible for all utilities and services.Tenant Screening Criteria (Required Disclosure Texas Property Code 92.3515): We evaluate all applicants based on the following: - Income: Must show monthly income of at least 2 2.5x the rent. Bank statements are required to verify income (Pay stubs or other documents may be requested but are not sufficient on their own.) - Rental History: No evictions, broken leases, or unpaid landlord debts in the past 5 years. - Credit Check: We look for responsible payment history and no recent bankruptcies. - Criminal Background: No violent, drug-related, or property-related felonies. Other records reviewed on a case-by-case basis. Applicants with prior eviction history may be required to pay last month's rent in advance in addition to the standard security deposit. Our rental criteria state that: Applicants with prior eviction history and/or more than two accounts in collections may be considered on a case-by-case basis and, if approved, may be required to pay an increased security deposit (up to two months). These policies are in place to help ensure a smooth tenancy for both parties.
