**Lease Terms & Property Policies** * **Lease duration Initial 12-month lease term. After the initial term, tenancy may continue on a month-to-month basis in accordance with the lease agreement and applicable California law. * **Utilities Tenant is responsible for electricity, water, sewer, trash, and internet services. Home includes a leased solar system; owner maintains responsibility for the solar lease. * **Smoking policy Smoking permitted outdoors only. No smoking inside the home, garage, or enclosed areas. * **Parking Attached garage and driveway parking available. Vehicles must be parked in designated areas. * **Pet policy Pets considered on a case-by-case basis. Approved pets are subject to additional lease terms as permitted by California law. * **Landscaping Owner provides scheduled landscaping service for routine front and rear yard maintenance. Tenant is responsible for keeping the property clean, removing yard debris, and promptly reporting irrigation or maintenance concerns. * **Maintenance responsibilities Tenant is responsible for routine upkeep, maintaining cleanliness, properly using fixtures and appliances, and promptly reporting maintenance issues or damage. * **Property care Tenant agrees to maintain the home in good condition and comply with all terms of the lease agreement and applicable California laws.
