Lease terms

Lease Term, Utilities, Early Termination, and Security Deposit This Lease Agreement is for a fixed term of one (1) year. The monthly rental amount is inclusive of water and sewer/septic and these two utilities are covered as part of the monthly rent. Tenant is responsible for their Electric and Internet Fees. If the Tenant terminates the Lease before the end of the one year term, a termination fee equal to one (1) month's rent or more will be assessed, depending on the remaining duration of the Lease and any additional costs incurred by the Landlord. The security deposit is fully refundable at the end of the Lease term, provided that: all rent and fees are paid in full, no damage beyond normal wear and tear is found, and all other Lease obligations have been met. Any deductions will be itemized and provided to the Tenant in accordance with applicable law.
