This is a beautiful, well-maintained 1917 home in central Ballard. 3 bedrooms and 2 1/2 baths, including two master bedrooms, one of which has its own outside entrance with a covered porch. Lots of light, original oak floors, nice appliances, and fresh paint inside and out. I have lived here for the last 20 years and have cared for this as my own home, so it's a really pleasant place to be.
The location is absolutely perfect. You'll never have to get in your car unless you have to leave the neighborhood--anything you could possibly want or need is within walking distance. (Walk score of 94 and bike score of 90!) It's just a few blocks away from the center of Ballard yet amazingly quiet inside and out. Also half a block to the 40 bus to get downtown. This would be a perfect place for a family. Pets are welcome and there's a fully fenced yard with a large patio.
One off-street driveway parking space is included, with the possibility that another driveway spot and a spot in the detached garage will become available later for no extra charge.
I (the owner) am moving to Olympia but will still be in Seattle a couple days per week, and will be staying in the finished basement (which has a separate entrance) on those days. You will have exclusive use of the main floor of the house, as well as access to the washer and dryer in the basement. Because I will still be sharing the home, this is technically a roommate situation and I want to make sure that everybody in the house is compatible. I am quiet, calm, and responsible, and looking for people who will be generally on board with that. I'm also very outdoorsy and into climbing, cycling, and skiing, and it'd be fun to find people who share those interests. That being said, we aren't likely to see much of one another so this will feel pretty much like having the entire house to yourself.
Fiber internet and yard maintenance are included in the rent. (The yard is a bit messy now but I'll be hiring somebody to clean it up and maintain it.) Other utilities will be split 90/10 between the tenant and me. I'll keep the utilities in my name and bill for those separately. The house has a gas boiler for heat (radiant water heating--it's super comfortable) and a gas range/oven.
This is a great chance to rent a single-family home from an individual landlord who won't be raising your rent at every opportunity. I'm an experienced landlord and take pride in providing good service, being responsible, and not being a pain in the ass. In exchange, I want to find tenants who also will be responsible and not a pain in the ass. I'd love to find a long-term tenant who will treat the house like it's their own, and if you're that person, I'll be super motivated to keep you happy and make you want to stay.
