Lease terms

Rent is $2,800/month, due on the 1st (4-day grace period). Renter pays all utilities electric, gas, water, sewer, and garbage. Security deposit is $2,800. No smoking allowed anywhere on the premises. Up to 2 pets total (dogs/cats only) with a $400 pet deposit; no monthly pet rent. Renter's liability insurance ($100K minimum) is required. No subletting or short-term rentals. Tenant Selection Criteria Applicants are evaluated on the following criteria. Failure to meet any criterion, or providing false/incomplete information, may result in denial. 1. Credit A minimum credit score of 680 is required. Bankruptcies, collections, charge-offs, or unpaid debts may be grounds for denial. 2. Income-to-rent ratio Verifiable gross household income of at least 3x the monthly rent. Income verified via pay stubs, offer letters, tax returns, or bank statements. 3. Criminal background A criminal history check will be conducted. Certain convictions may be grounds for denial, evaluated individually in line with fair housing guidance. 4. Rental & eviction history Prior evictions, lease violations, balances owed to past landlords, or negative landlord references may be grounds for denial. 5. Employment / income verification Current, verifiable source of income or employment. 6. Identity & application Valid government-issued ID and a complete, truthful application for each adult (18+) occupant. Reasons an application may be denied include: incomplete or falsified application, insufficient income, unsatisfactory credit, disqualifying criminal history, prior eviction or money owed to a prior landlord, or inability to verify information.
