Top-quality bedding and furniture relax your body in the quiet of a neighborhood that is virtually surrounded by nature to relax your mind. Fairview Park is 3 short blocks to the north, and Visa Park is 2 long blocks to the south. The Pacific Ocean is only 1 mile down the Santa Ana River trail which is 1/2 mile away. Multiple grocery stores, restaurants and other helpful services are within easy walking distance. Generous inside storage includes both a coat closet and a linen closet in the hallway. The bathroom includes a large walk-in shower with optional extra-large handicap shower chair, an extra-large stainless steel sink with adjustable shelf rack, a bidet toilet seat, and lots of storage. The entertainment center in the great room includes a 56" big screen TV and a Bose Audio system with remote controls. The the original master bedroom has a huge well-lit closet, and is furnished with mid-century classics and a new Sealy mattress set. The second bedroom has 2 twin-size loft beds (new "ghost" mattress & a custom 30"x80" double-foam mattress) plus 2 desks, a sitting chair and a wall-mounted 42" smart TV. A custom-made sofa in the family room provides another single bed, with bedding stored in the adjacent cedar-chest. The fully-equipped kitchen has cabinets that reach to the ceiling, "Lazy Susan" storage in each corner, and heavy-duty drawers for storage galore. This detached single family home comprised 4 bedrooms when built in 1956. In the 1980's, the back 2 bedrooms were joined and now compose a studio suite with a private entrance and patio, accessed through the shared front yard. The Host lives on-site in that studio unit. The back yard is divided by a tall fence that creates private outside living spaces for Guests and the Host. SHARED AMENITIES (laundry & chef's heavy equipment). The attached garage is accessible through the family room, where a full laundry and a chef's prep kitchen are shared with the Host. PETS are allowed; however Guests with pets must allow a daily inspection of the premises, if requested. The Guest is obligated to leave the home looking, and smelling, as it did upon arrival. All pet waste must be cleaned immediately and entirely. Cat owners may either bring their own litter box or rent a litter box for a $25 additional fee. Dog owners should either "walk the dog" or travel with a "pee pad". NO RESIDUAL URINE-FECES ALLOWED. A "black light" will be used to inspect for animal stains that if occurred must be removed with an enzyme cleaner at the Guest's expense. Any pet damage must rectified by the Guest immediately upon notice by the Host. Any continued stay by the Guest on the premises after the discovery of any soil or damage from a Guest's pet will be at the Host's sole discretion. The Host may terminate the Guest stay immediately without further notice, if a Guest pet causes damage to the premises. If the estimate for repair of damage or cleaning caused by the Guest pet exceeds the amount of the pet deposit, then those additional cleaning and-or repair costs will be deducted from any refund due otherwise to the Guest.

      The posted price is for month-to-month lease; with discounts of 5% for a six-month lease and 10% for a 12-month lease. Rent includes WiFi, utilities and shared laundry. The landlord maintains the gardens and occupies a studio apartment with a separate entrance and private patio at the rear of the property. The property is 420-friendly. Smoking tobacco is allowed outside only. Guests are allowed on a limited basis, but no more than six occupants on-site at any one time. Tenant may negotiate for weekly or biweekly cleaning services. Local trash policy requires separation of organic, recycling and landfill waste, with designated bins on-site. Tenant is responsible to take rubbish to outside bins which the landlord removes to the street on pick-up day (Monday). Lease includes off-street parking for one automobile. No street parking on Tuesday mornings due to street sweeping which is a rare interruption to the peaceful quiet of this neighborhood.
