Lease terms

Lease Terms Application fee: $40 per applicant (18 years and older) All adults (18+) must complete a rental application Background and credit screening required for all applicants Security deposit: $1,450 (due upon lease signing, subject to approval) Lease duration: 12 months Utilities & Responsibilities Tenants are responsible for electricity and water utilities Tenants are responsible for lawn care and general yard maintenance Property Policies No smoking permitted inside the property Pets are not allowed (may be considered on a case-by-case basis with additional approval, if applicable) Renters Insurance Renters insurance is required prior to move-in and must be maintained throughout the lease term Rent & Late Fees Rent is due on the 1st of each month A late fee of $75 will be charged if rent is not received within 5 days of the due date Continued late payments may result in additional fees or further action as outlined in the lease agreement
