Appliances: Tenant WILL BRING THEIR OWN Washer/Dryer Set RENTAL INSURANCE REQUIRED APPLICATION & SUPPORTING DOCUMENT REQUIREMENTS: All adults who will be residing in the house need to fill out an application. This includes any person who is 18 years old or older whether they are responsible for a portion of the rent or not. No Corporate Leases and no Guarantors APPLICATION FEE: $40.00 APPLICATION Fee per applicant, over 18 years or older. This goes toward the Credit and Criminal Check. CREDIT SCORE: 650 or higher We will run a credit report, and it is a soft hit on your credit INCOME: 3x monthly rent INCOME/EMPLOYMENT HISTORY: Your employment will be run though our system, if it cannot be pulled, we will need your last 4 consecutive paystubs and we will send an employment verification to your employer, If you are self-employed, please include the P&L statements for your company for the last two years by a certified accountant and or last year's taxes as well as 4 consecutive bank statements. RENTAL HISTORY/HOME OWNERSHIP: 2 years of verifiable, positive history required. Two or more late rental payments in a 12-month period, or any evictions will be an automatic denial. Copy of current, non-delinquent mortgage statement will be acceptable for proof of home ownership. If you own a home and are renting it out, you will need to provide a copy of a current lease agreement between you and your tenants with Proof of monthly deposits. ALL FINANCIAL ACCOUNTS (Checking, Savings, Retirement, Investment, etc.): A copy of the first page of the most recent statement showing balances only. PETS: 3 pets max- $30 for registering each pet and an annual cost to keep information updated on our pet screening website. If you do not submit it at the same time, it could cause your application(s) processing to be delayed. Pet(s) will need to be registered with the City and/or County upon move in and proof of registration will need to be provided as well. Please completely fill out the application and provide ALL related documentation per the above terms when you submit your application. Any incomplete applications will be returned and could delay your application processing. We do not use Zillow applications. We do not advertise on Craig's List.
