Smoke/CO Detectors: Test smoke and carbon monoxide detectors every six months and replace batteries as needed. Moisture Control: Prevent mold and mildew by using exhaust fans or opening windows in bathrooms during and after showers. Reasonable Use: Use all electrical, plumbing, sanitary, heating, and ventilation systems in a reasonable manner. Damage Reporting: Promptly inform the landlord in writing of any repair or maintenance issues that could escalate, such as leaks or broken items. Income: Gross income must be 2.5x the rent Employment: 12 months of verifiable employment or source of income (self-employed need tax returns/bank statements). Rental History: 12 months of verifiable history from a third-party landlord. Credit Check: Generally, a score below 550 625 can lead to denial, while a low score or few collections (1-7) may require an additional deposit. Background Check: Criminal history is reviewed Required Documents: Valid Photo ID, pay stubs, and contact info for previous landlords
