Lease terms

Lease Terms & Rental Policies * Tenant is responsible for all utilities, including electricity, water, internet, and any other tenant-related utility services. Landlord will cover trash service and scheduled lawn/gardening maintenance. * No smoking or vaping is permitted anywhere in the property, including inside the home or garage. * Up to 3 pets are permitted with prior landlord approval. Additional pet fees and/or pet rent may apply. All pets must comply with applicable community rules and lease requirements. * A security deposit is due at lease signing and must be paid before move-in. The security deposit will be held and handled in accordance with applicable Alabama landlord-tenant laws. * First month's rent is due prior to move-in unless otherwise agreed upon in writing and will rent will be due on the 1st of each month. Late fees begin 5 days after the first of the month * Tenant is responsible for maintaining the property in a clean and sanitary condition and reporting any maintenance issues promptly. * Tenant must comply with all HOA rules and community regulations. * A completed rental application, proof of income, employment verification, rental history (if applicable), and background screening may be required prior to approval. * Minimum lease term: 12 months (unless otherwise agreed upon in writing). * Occupancy limits and all other lease requirements will be outlined in the rental agreement.
