**Lease Terms** 1. **Utilities Responsibility** Tenant shall be solely responsible for the payment of all utilities associated with the leased premises, including but not limited to electricity, water, gas, internet, trash collection, and any other services used during the tenancy. Landlord shall not be responsible for any utility charges incurred by Tenant. 2. **Insurance Requirement** Tenant agrees to obtain and maintain renter's insurance for the duration of the lease term. The policy shall provide coverage for Tenant's personal property and liability. Landlord shall not be liable for loss or damage to Tenant's personal belongings. 3. **No Smoking Policy** Smoking of any kind, including cigarettes, cigars, vaping devices, or any similar substances, is strictly prohibited inside the premises and within any common areas of the property. 4. **Security Deposit** A security deposit in the amount agreed by the parties is due and payable at the time of signing this lease agreement. The lease shall not be considered effective until the security deposit has been paid in full.
