Lease terms

I prefer a lease of 12 months, but we can talk about shorter leases. I am including utilities in the rent. Parking is on the street, but there is abundant non-permit street parking close by. Standard lease terms - need proof of stable employment, reserve the option to run credit, and require first month rent and security deposit up front. May be a security deposit if a dog is accepted on the lease, though I'll try to be reasonable. Dogs or cats considered on a case by case basis. I have a ten year old golden retriever who gets along well with cats, but has had some resource guarding issues with dogs. If you have a dog, I'd prefer to have our dogs meet in a neutral place and get to know each other before being in the house together. Also, I'd prefer if there is a dog, it be for a renter renting the basement unit, so the dog has a cool place to stay without staying upstairs constantly (though sometimes is fine). Dogs would need to have toys and food separately so there are no resource guarding issues.
