Terms at 2215A Kline Ave #A

1. Parties This Residential Lease Agreement ("Agreement") is made between the Landlord and the Tenant(s). The Landlord and property owner is Karen Adkins ("Landlord"). Tenant(s) will be identified in the final signed agreement and agree to rent the property subject to the terms and conditions of this Agreement. 2. Property The Landlord hereby leases to Tenant(s) the residential property located at: 2215A Kline Ave Nashville, TN 37211 The property consists of a 3-bedroom, 2.5-bathroom residential house including all fixtures, appliances, and improvements currently present on the premises. 3. Lease Term This lease requires a minimum term of twelve (12) months. The lease begins on the agreed start date and ends twelve months later unless otherwise extended in writing. Early termination is not permitted unless approved in writing by the Landlord and may require payment of applicable termination fees. 4. Rent Monthly rent shall be $3750and is due on the 1st day of each month. Payment methods will be discussed and agreed upon between the Landlord and Tenant(s) prior to the start of the lease. 5. Late Fees If rent is not received within five (5) days after the due date, a late fee of $200 may be assessed. 6. Security Deposit Tenant shall pay a security deposit equal to one month's rent ($3,750. ). The security deposit will be held in accordance with Tennessee law and may be used to cover damages beyond normal wear and tear, unpaid rent, cleaning costs, or other lease violations. 7. Pet Policy Pets may be permitted only with landlord approval. A $500 pet deposit is required per pet. Tenants are fully responsible for all damages, cleaning, or repairs caused by pets. Landlord may limit the number of pets permitted on the property. 8. Smoking Policy Smoking or vaping of any substance is strictly prohibited anywhere inside the residence. 9. Occupancy Limit The maximum number of occupants allowed at the property must comply with local housing regulations and landlord approval. Unauthorized occupants residing at the property may constitute a lease violation. 10. Utilities Tenant is responsible for payment of all utilities including electricity, gas, water, sewer, trash service, and internet unless otherwise agreed in writing. 11. Maintenance Responsibilities Tenant agrees to maintain the property in clean and sanitary condition. Tenant responsibilities include: Replacing light bulbs Replacing HVAC filters regularly Maintaining reasonable cleanliness Basic yard upkeep Landlord is responsible for major structural repairs and systems such as plumbing, electrical, HVAC equipment, and structural components. 12. Maintenance Cost Threshold Tenants are responsible for minor maintenance issues costing under $100 when caused by tenant misuse, negligence, or failure to maintain the property properly. 13. Lawn and Exterior Maintenance Tenant is responsible for routine lawn care including mowing, basic yard maintenance, and maintaining outdoor cleanliness unless otherwise agreed. 14. Alterations Tenant may not make alterations, paint walls, install fixtures, or modify the property without written permission from the Landlord. 15. Subleasing and Short-Term Rentals Subleasing the property or offering it for short-term rental services such as Airbnb, VRBO, or similar platforms is strictly prohibited. 16. Renter's Insurance Tenant is required to maintain renter's insurance with a minimum liability coverage of $100,000 during the entire lease term. 17. Landlord Entry Landlord may enter the property with at least 24 hours notice for inspection, repairs, maintenance, or showing the property to prospective tenants or buyers. Immediate entry is permitted in the case of emergencies. 18. Quiet Enjoyment Tenants shall not engage in behavior that creates excessive noise or disturbance to neighbors. Quiet hours are generally expected between 10:00 PM and 7:00 AM. 19. Lease Renewal At the end of the lease term, the landlord may offer renewal of the lease at updated rental terms. Rent adjustments may be implemented upon renewal with proper notice. 20. Early Termination If the Landlord approves early termination of the lease, Tenant may be responsible for an early termination fee equal to two months rent ($8,000) unless otherwise negotiated. 21. Move-Out Cleaning Requirement Tenant agrees that the property must be returned in professionally cleaned condition at move-out. Failure to do so may result in cleaning charges deducted from the security deposit. 22. Move-In Inspection A move-in inspection checklist will be completed by both parties documenting the condition of the property at the beginning of the lease. 23. Default and Eviction Failure to pay rent or violation of lease terms may result in eviction proceedings in accordance with Tennessee law. 24. Legal Compliance This lease shall be governed by the laws of the State of Tennessee.
