Lease terms

Tenants are required to obtain and maintain renter's insurance throughout the lease term, with proof of coverage provided at move-in and upon renewal. The tenant will be responsible for all utilities based on usage, including electricity, gas, water, and internet. A maximum of two pets is allowed, subject to applicable pet fees and monthly pet rent, and all pets must be well-behaved, house-trained, and up to date on vaccinations. Smoking is strictly prohibited inside the home, including cigarettes, cigars, vaping, and marijuana. The preferred lease term is 18 to 24 months, though this may be negotiable based on applicant qualifications. Basic upkeep responsibilities include replacing light bulbs and HVAC filters, preventing damage due to misuse, and maintaining any applicable outdoor areas such as trash and light yard upkeep. A detailed move-in inspection and inventory checklist will be completed, and the property must be returned in similar condition at move-out, excluding normal wear and tear. Subletting or use of the property for short-term rentals, including Airbnb or similar platforms, is not permitted without prior written approval.
