Lease terms

Lease Duration Minimum lease term of six (6) months required. Shorter terms will not be considered. At the end of the initial lease, tenancy may convert to month-to-month or be renewed upon mutual written agreement. Rent & Payments Monthly rent: $2700 due on the 1st of each month. Security deposit: $2700(refundable, subject to lease terms). First month's rent and security deposit due prior to move-in. Accepted payment methods: [Zelle, PayPal, ACH, Cash App, Venmo) Late fee: $200 if rent is not received within 7 days of the due date. Furnished Unit Property is offered fully furnished with all basic furniture, appliances, TVs, cutlery utensils and more which will be documented. Furniture, appliances, and household items must be maintained in good condition. Tenant is responsible for any damage beyond normal wear and tear. Utilities & Services Included Included in rent: water, trash, and high-speed internet. Tenant is responsible for electricity unless otherwise agreed. An agreement for a flat rate to include electricity can be made. Occupancy Maximum occupancy: 3 persons. Only individuals listed on the lease may reside at the property. Pets - Pets allowed with landlord approval, pet deposit of $100 Smoking Policy No smoking permitted inside the property. Smoking, if allowed, must be outside and in designated areas only. Maintenance & Repairs Tenant agrees to keep the property clean and in good condition. Tenant must promptly report maintenance issues. Tenant responsible for minor maintenance (light bulbs, air filters, etc.). Damage caused by tenant negligence will be repaired at tenant's expense. Alterations No alterations, painting, or mounting (TVs, shelves, etc.) without prior written consent from landlord. Re-decorating is generally allowed but please ask first. Subletting & Assignment Subletting or assignment of the lease is not permitted without prior written approval. Early Termination Tenant is responsible for the full lease term. Early termination may be considered at landlord's discretion and may require an early termination fee (1 months' rent) and forfeiture of deposit. Move-In / Move-Out Condition A move-in checklist will be completed. Tenant must return the property in similar condition, excluding normal wear and tear. Cleaning fees may apply if the unit is not returned in acceptable condition Parking: 2 garage spaces Renter's Insurance Tenant is strongly encouraged (or required) to maintain renter's insurance for personal belongings and liability. Application Requirements Background check, credit check, and income verification required. Minimum credit score: 600 Income requirement: typically 2-3x monthly rent.
