Lease terms

Lease Terms & Property Details This is a standard 12-month lease. A 60-day written notice of non-renewal is required from either party prior to the lease end date. A month-to-month extension is available following the initial term at an additional $300/month, for a maximum of 6 months, after which a new fixed-term lease will be required or the tenancy will end. Move-In Requirements A security deposit equal to one month's rent is due on or before the move-in date, along with the first month's rent. Total move-in funds due: two months' rent. Rent & Late Fees Rent is due on the 1st of each month. If rent is still unpaid after a 5-day grace period, a late fee of $100 will be assessed. Early Termination Written notice due at least 30 days prior to move out and a flat fee of two (2) month's rent Pets Pets are welcome with prior landlord approval. All animals must be approved before move-in. Dogs over 40 lbs are subject to breed restrictions. Maximum of two animals allowed. A non-refundable pet fee of $300 per pet is due on or before move-in, plus a monthly pet rent of $35 per pet. Utilities & Services Tenants are responsible for all utilities (electric, water) and home services (trash, internet, etc.). Pest control services will be provided by landlord at no cost to tenant. Renters Insurance Proof of active renters insurance is required prior to move-in and must be maintained throughout the tenancy. Minimum liability coverage of $100,000 required. Lawn & Outdoor Maintenance All lawn care and landscaping maintenance will be provided by landlord at no cost to tenant. Additional Terms This is a smoke free property. Smoking of any substance is strictly prohibited indoors and outdoors on the premises. Occupancy is limited to a maximum of 6 persons and must be listed on the signed lease agreement.
